My pricing process
Clients will always ask me my “gut feeling” on the price of a home. I don’t do gut. I don’t do gut because the market provides all the metrics we need to cut the objectivity out of pricing a home. My pricing process is much more involved and time-consuming than a gut feeling, and I believe it is also one of the keys to my success. Nailing the price the first time is an essential factor to selling a home high and fast, and for buyers, agreeing to a fair price with sellers. To price a home, I review every single relevant property—sometimes 20 plus—in addition to other market drivers like the current interest rate, scarcity of inventory/supply and demand, and local market trends.

When I have a new listing, it is “game on” from the start. I like my sign to go up, and then to come right back down after a quick and seamless sale. In order to sell so fast and for top dollar, I have spent the last 10 years optimizing my process.
High end professional photographer: I hire my own photographer and use her for every listing since quality photos that tell a compelling story are what grabs the attention of an online buyer. My clients have hired me based off my listing photography alone.
Staging is included: Nearly every home can afford a small (or big) amount of rearranging, editing or reimagining. My professional staging team has years of experience playing to want buyers want to see, maximizing a home’s potential.
Pre-marketing: Market time is precious, so I do as much pre-list marketing as possible with postcards, social media, and most importantly to my network. With hundreds of transactions under my belt, I know nearly every working broker in the area—and they know that my listings sell fast!
Negotiations: I am a tough negotiator. My confidence comes from my upfront pricing work, so I know what a fair deal is for my clients. Before I was in real estate, I spent 15+ years negotiating commercial insurance contracts.

If it’s a competitive property, I get us through the door. Period.
But even before we start looking at homes together, I go through an in depth fact finding process to hone in on the exact type of property that makes sense for your lifestyle. Our search is intentional, narrow, and focused.
A little more about me
As a Wheaton resident since 2008, I gained first hand market knowledge while spending the past 15 years planting roots in the Western Suburbs. As a mom of two, I am familiar with the school districts, park districts, and local sports programs for not only Wheaton, but also surrounding neighborhoods. I value that being a Realtor isn’t just a ‘job’ but a significant life experience for my clients.
Originally from the East Coast, I currently reside in Wheaton with my husband of 32 years, and our adult children when they come to visit. When I am not living and breathing real estate, I love to cook, garden, peruse the local Wheaton French Market and shop at antique stores.
